Yes. All of our buildings can be designed and built to suit your specific requirements, whether that involves a particular footprint, layout, or overall scale. We can create a structure in virtually any shape or size, tailored to your space and intended use.

Are there any additional costs?

Every project we deliver is unique, so we provide tailored estimates based on your specific requirements, design preferences, and site conditions. This ensures the proposal accurately reflects the scope and specification of your build, rather than relying on generic pricing.

As we operate nationwide, location can influence certain elements of the project, which we clarify at the initial enquiry stage. Our aim is to provide a clear, detailed estimate so you can move forward with confidence and full transparency.

What comes as standard?

Our standard package includes full design, manufacture, and installation of your building, along with the specified foundations, internal electrics, and a fully plastered internal finish ready for decoration.

Floor finishes, painting, and the final power connection to your main property are not included as standard but can be arranged separately if required.

Could the garden room be attached to our house?

Yes. Our rooms are built to building regulations so there is no issue with adjoining it to your house. For this service, we would need to come out and see you to discuss options. You would need to contact your local planning authority to check if you need consent. We also offer a service of dismantling your old conservatory and replacing it with one of our rooms.

Is my garden room guaranteed?

Yes. All of our garden rooms come with a 10 year insurance backed guarantee.

Does my garden room add value to my property?

Yes. In today’s world, many people when buying a house are now requesting an additional office or leisure space separate to the house. You will find that the cost of your room will add the same value or more when you come to sell. There is no better time to install a garden room.

Who will install our pod?

Your project will be handled by a dedicated installation team, ensuring it is delivered efficiently, professionally, and to the highest standard from start to finish.

What kind of foundation do you use?

We typically install our buildings on engineered ground screw foundations, driven into the ground at set intervals to provide a stable, low-impact base with minimal disruption to your garden.

Where ground conditions are not suitable for screws, we use concrete pad foundations as an alternative. Both foundation systems are incorporated within your project scope and specified according to site requirements.

What cladding do you use?

We offer a choice of eco-friendly composite cladding or high-quality, low-maintenance timber cladding. Both options provide a refined, natural appearance while delivering excellent durability and long-term performance.

Do you install lighting and sockets?

Yes. Internal electrics are included within our pricing as standard. This covers lighting and power sockets, which can be adjusted or upgraded to suit your specific requirements during the design stage.

Do you connect to the mains power supply?

The final connection to your main house supply must be completed by a qualified electrician. We can arrange this for you through our trusted electrical partners, regardless of your location. The cost for this element will be confirmed following a site survey.

How is internet connectivity provided to the building?

Our buildings are designed to support a range of internet connection options depending on your needs and property setup. Most clients connect via a hardwired data cable from the main house for the most reliable and fastest connection, though wireless solutions such as Wi-Fi boosters or mesh systems can also be used. We can discuss the best option for your setup during the planning stage and ensure the building is prepared for your chosen solution.

Is the room well insulated?

Yes. Our garden rooms are designed to be among the most energy-efficient available, using high-performance insulation systems that provide excellent thermal performance and year-round comfort. We can also provide a technical report confirming the tested U-values, so you have clear, verified data to support the building’s performance.

How secure is my garden room?

Security is a key consideration in every build. Our garden rooms are fitted with high-quality, modern locking systems on all doors and windows, using the latest high-security hardware to provide strong protection and peace of mind.

What window and door options are available?

We offer a choice of high-quality aluminium or uPVC windows and doors to suit your design preference and budget. Both options provide excellent thermal performance and security, with a range of styles including sliding doors, bifolding doors, fixed glazing, and opening windows. Aluminium offers a slimmer, more contemporary profile, while uPVC provides a cost-effective and durable alternative.

What type of glazing specification do you use?

We use high-performance, energy-efficient double glazing as standard across our buildings. The exact glazing specification can vary depending on the window and door system selected (aluminium or uPVC), but all units are chosen to deliver strong thermal performance, security, and year-round comfort. Detailed technical specifications can be provided on request.

Can rooflights or skylights be incorporated into the design?

Yes. Rooflights or skylights can be included within your garden room design to increase natural light and enhance the overall feel of the space. We assess roof structure, layout, and orientation during the design stage to ensure they are positioned effectively and integrated seamlessly into the build.

What internal wall finish is provided?

All of our buildings are finished internally with a fully plastered finish, creating a smooth, high-quality surface ready for painting and decoration to suit your chosen style.

How long will my garden room last?

Our garden rooms are built for long-term performance. With engineered ground screw foundations, a precision light gauge steel frame structure, high-quality insulation, and durable external cladding, they are designed to last well in excess of 20 years.

Using robust, low-maintenance materials and engineered construction methods ensures structural stability, thermal efficiency, and reliability for decades to come.

What heating options do you provide?

As standard, we install a wall-mounted electric heater, which can be controlled remotely via your smartphone for convenience and efficiency.

We also offer optional upgrades, including electric underfloor heating and air conditioning units, allowing you to tailor the climate control system to suit your preferences and intended use of the space.

How long from order to installation?

In most cases, we are able to install your garden room within approximately 6 weeks from the point of order.

This timeframe can vary depending on the size and specification of the project, current workload, and whether planning approval is required. We will confirm an expected installation date with you at the time of booking so you have a clear schedule from the outset.

How long does installation take?

Installation time depends on the size and complexity of the project.

Our modular office models are typically installed within around 5 working days. Larger or fully bespoke buildings generally take between 5 and 14 working days, depending on the specification, scale, and site conditions.

We will provide a clear programme of works before installation begins so you know exactly what to expect.

How much does it cost for a site survey?

We offer a free site survey once a detailed estimate has been provided and is in line with your expectations. This allows us to assess access, ground conditions, and final measurements before moving forward with your project.

The survey ensures everything is confirmed accurately on site prior to production and installation.

How do you confirm all our requirements?

Before moving into production, we provide a comprehensive drawing and documentation package to confirm every aspect of your project. This includes CAD drawings, 2D floor plans, elevations, and detailed electrical layouts showing the agreed positions of lighting and sockets.

You will also receive a detailed specification and order confirmation document outlining materials, finishes, dimensions, and agreed features. This ensures everything is clearly documented and approved before materials are ordered and construction begins.

How does payment work?

Our payment structure is staged to reflect the progress of your project and provide clarity throughout the build process.

Initial deposit – Upon confirmation of your order, a £1,000 deposit is taken to secure your project within our schedule.

Second stage – Once your installation date is confirmed, a payment bringing the total to 35% of the project value (inclusive of the initial £1,000 deposit) is required. At this stage, materials are ordered and preparation begins.

Third stage – When we arrive on site and install the foundations, a further payment bringing the total to 90% of the project value is required, allowing us to proceed with full construction.

Final balance – The remaining 10% is payable upon completion of the project, once you are satisfied with the finished result.

This staged approach ensures transparency and aligns payments with key milestones in the build programme.

Do you offer finance options?

Yes, we offer finance options to help spread the cost of your project. We provide a fixed rate of 12.9% with terms of up to 120 months, and a maximum loan amount of £30,000. Full details and eligibility can be discussed during the enquiry stage.

Yes. We have experience delivering and installing projects across the UK, with a dedicated team in place to ensure each build is completed efficiently and to the highest standard, regardless of location.

How large can I make my garden room?

The size of your garden room will depend on your available space, intended use, and whether the project falls under permitted development or requires planning approval.

Under permitted development, garden buildings must not cover more than 50% of the total garden area, and height restrictions may apply depending on proximity to boundaries. Beyond this, the design can be tailored to suit your requirements, and larger structures can often be achieved with the appropriate approvals in place.

We’ll guide you through the options during the design stage to ensure the size works both practically and in terms of compliance.

Will there be any damage to my garden during installation?

We take great care to protect your garden throughout the installation process. Where access is required, we use protective measures such as grass protection grids and trackway systems to minimise ground disturbance.

While some minor impact can be unavoidable on active construction sites, our aim is always to keep disruption to an absolute minimum and leave your garden in good condition once the project is complete.

Can I customise the design?

Yes. All of our buildings are bespoke, meaning the design can be tailored to suit your layout, style preferences, and intended use. From dimensions and external finishes to glazing, internal layout, and specification, every element can be customised to create a space that works perfectly for you.

Yes, we can install a structure against or connected to your property to create an extension. However, once attached to the main house, the project will typically fall under Building Regulations.

This means the room must be designed and specified accordingly, with the appropriate structural calculations and compliance measures in place. We will advise you on the correct route and ensure the design meets the necessary standards from the outset.

Do I need planning permission?

In most cases, planning permission is not required. Many garden rooms fall within permitted development rights, provided certain criteria are met — such as a maximum overall height of 2.5 metres (when positioned within 2 metres of a boundary) and not covering more than 50% of the total garden area.

We always recommend confirming your specific circumstances, as factors such as location, listed status, conservation areas, or previous extensions can affect eligibility. We can guide you through this during the initial enquiry stage.

How close to the boundary can the building be positioned?

In most cases, we require a minimum of 400mm clearance between the building and the boundary fence during installation. This allows sufficient working space for construction and ensures safe access around the structure.

We also recommend maintaining this gap long term to allow for future inspection and maintenance of the exterior where required.
