So what are DB-Space doing differently?

We use a light gauge steel frame instead of concrete block and brick. The steel frame is preassembled off site and brought to the site in sections. This can then be quickly installed to the main dwelling either on a foundation of ground screws, concrete pads or concrete footing depending on the project. This can happen very quickly in around a day or two depending on the size of the structure, cutting out weeks of a bricklayer being on site with noisy machinery and mess on site. This solution provides a fast clean start to the build. We can achieve exceptionally low U-values surpassing the new legislation that was applied this year for new build extensions.

What are your options for the external finish

Depending on the project type, current main dwelling fabric and personal preference we can offer a solution to suit. All the options we provide are guaranteed and provide a long lasting, durable and aesthetically pleasing finish.

Composite Cladding

Our preferred composite cladding from Ecoscape offer a range of designs and colours that achieve a striking finish backed by a 20 - 25 year guarantee. Ecoscape are an Award Winning Composite Panel Cladding that is Eco-friendly, sustainable & recycled.

Render

We can provide a rendered finish that comes in a range of colours to suit your design, this can be applied either with a mix of composite, brick slips or simply on its own.

Brick & Stone slips

We offer an extensive range of brick & stone slips. This product offers a greener approach as there is far less energy used in the manufacturing when compared to its traditional form.

How much would your extension cost

Our current build price is £2650 per SQM including VAT within a 30mile radius of Teesside. This includes foundations, external finish of slips, render or composite, basic electrics and plastering. If you opt for an upgrade of PVC to Aluminium windows and doors and decide to have lanterns or skylights fitted then these costs need to be added to your overall quote.

Order Process

It all begins with a site survey and discussion to see what your plans are.

We brief the architect and arrange a site visit and survey. At this time the architect will be able to advise on wether the project needs planning permission.

Plans and drawings can be made. Once they have been signed off by you we can then provide you with a photo realistic render of how your extension will look.

A planning application is processed if necessary.

Upon a successful application we can then arrange a project start date.

Will my garden room extension meet building regulations?

Yes, we comply with building regulations and arrange sign off and all required paperwork thats needed.

Do I need planning permission?

This can depend on multiple factors. The two main factors that determine this are size and exterior finish. We can build your ground floor extension to fall within permitted development but if you are opting for an exterior finish that is unlike that of the existing dwelling then this may need full planning consent regardless of the size. We work closely with our preferred RIBA Chartered Architect’s Practice FNS who can submit your project to planning and liaise with the local council in the hope to achieve full planning consent.

Do you offer two storey extensions?

We install ground floor extensions and garden rooms only. In some cases we may be able to offer you quote on a two storey extension but this will depend on our schedule. We can advise more on this at a relevant time.

How long will it take to complete my extension?

Every project differs in complexity so it is hard to give a clear answer here but to offer you a guideline; Small project 0f 9SQM - 2 weeks Medium size of 12-20SQM - 3 weeks Large project of 30SQM - 4-5 weeks

How much will my extension cost?

This again can differ depending on the specification of window, doors & skylights. A guideline for this would be; Small project of 9SQM - £22,500 Medium project of 15SQM - £35,250 Large project of 30SQM - £68,500

How long is the process from initial survey to start date?

This can depend on the complexity of the project. If we can have a design finalised with you within the first 3 weeks from initial survey you will then be looking at around 8 weeks before the project can start if it falls under permitted development rights or around 12 weeks if planning is needed. On average planning consent can take around 6-8 weeks.

Do you do knock through and install lintels?

If you are planning to extend your kitchen into your extension then you may desire to open up the back of the house to your new extension. We can carry out this work for you with a specialist contractor. The cost of this will be depending on the project, costs typically start from £1,200.

Do you install kitchens?

We do not offer kitchen installation.

What about heating?

We provide electric panel heaters as standard. If you require plumbed radiators in your new extension, we can quote for this accordingly.

What is the payment plan?

The initial survey is free of charge. Architect consultation £250, Architectural plans (existing & proposed) £750, Photorealistic render £500, If you are happy with all the information provided and you would like DB-Space to carry out the installation we would kindly ask for 35% deposit. Once all groundwork is prepared and building control have signed off the first stage we would then need 55% of the total bill. Upon completion of the project we would kindly ask for the remaining 10%

All of our projects come with a 10 year insurance backed guarantee in addition to specific material warranties.
