Located in the desirable commuter town of Market Harborough, this contemporary dual office and annexe was designed for a professional couple seeking flexibility, privacy, and a connection to their landscaped garden. The brief called for a space that could function as two independent home offices during the week and transform into a guest annexe for family and friends when needed.

Set within a generous garden, the building had to complement its surroundings without overpowering them. To achieve this, we recessed the bifold doors from the front elevation, creating a deep canopy that provides both architectural depth and effective solar shading — ideal for long, sunlit days. All glazing was fitted with integral blinds, giving the clients complete control over light and privacy throughout the day.

The exterior is finished in high-end vertical slatted composite cladding, chosen to echo the existing landscaping theme and give the structure a refined, balanced look. Behind its elegant design, the building was constructed to full Building Regulations standards, featuring integrated kitchen and shower facilities for comfortable long-term stays. Planning approval also allowed the height to be increased to 2.8 m, creating a more spacious and practical interior layout.

A discreet side storage area was incorporated for secure outdoor equipment and garden essentials, maintaining clean lines across the façade. The completed build delivers around 30 sqm of versatile living and working space, enhancing the property’s value and offering the perfect solution for modern home working in one of Leicestershire’s most sought-after commuter towns.
